Pressure Washing in Northwest Florida

In This Climate, Everything Grows

Northwest Florida is beautiful and unforgiving to exterior surfaces. Between the humidity, the rain, the salt in the air near the coast, and the pollen season that coats everything from February through May, any hard surface left alone will develop a film within a season and visible organic growth within a year. Driveways go from light gray to mottled dark. Patios turn slippery. Roofs streak. Fences turn green on the shaded side.

Coast to Coast Professional Cleaning provides pressure washing and soft washing throughout Northwest Florida from Pensacola to Destin. We clean driveways, sidewalks, walkways, patios, pool decks, porches, fences, retaining walls, and exterior siding — and we do it using the method the surface actually requires, which is the part most homeowners don't realize matters until something gets damaged.

Here's the distinction that protects your property. High-pressure cleaning is right for concrete, pavers, and other durable hardscaping, where it physically lifts embedded dirt. But roofs, painted siding, stucco, and wood are damaged by that approach — it strips shingle granules, removes paint, etches stucco, and gouges soft wood. Those surfaces need low-pressure soft washing, which relies on cleaning solutions that dissolve organic growth at the root instead of blasting it away.

We use both methods, we tell you which one your property needs, and we never choose based on what's faster. If you're looking for pressure washing near you in Escambia, Santa Rosa, or Okaloosa County, estimates are free.

Pressure Washing FAQs

Exterior Cleaning Questions, Answered

What homeowners across the Emerald Coast ask before booking an exterior clean.

What's the difference between pressure washing and soft washing?
They use different pressures for different surfaces, and using the wrong one causes real damage. Pressure washing uses high-pressure water — typically 2,500 to 4,000 PSI — to physically blast dirt off hard, durable surfaces like concrete driveways, sidewalks, and paver patios. Soft washing uses low pressure, usually under 500 PSI, combined with cleaning solutions that dissolve organic growth rather than blasting it off. Soft washing is the correct method for roofs, painted siding, stucco, wood decks, and screens. Blasting a shingle roof or painted HardiePlank at high pressure strips granules and paint and voids warranties. We use both, and we choose based on the surface — never the other way around.
Will pressure washing damage my home's exterior or roof?
Not when it's done correctly, which means matching pressure and method to the surface. The damage stories you've heard are almost always high pressure applied to something that needed low pressure: etched stucco, stripped paint, gouged wood decking, torn window seals, and shingles with the granules blasted off. We use soft washing on all roofing, painted siding, stucco, and wood, and reserve high pressure for concrete and pavers. We also pre-wet landscaping and cover plants, direct runoff away from beds, and avoid spraying upward under siding and soffits where water can get behind the wall.
What is that black streaking on my roof?
It's almost certainly Gloeocapsa magma — a blue-green algae that's common throughout the humid Southeast, including all of Northwest Florida. It shows up as dark streaks running down roof slopes, starting on the north and shaded sides. It feeds on the limestone filler in asphalt shingles and spreads in humidity. What you should not do is pressure wash it off, because high pressure removes the protective granules along with the algae and shortens the roof's life. It should be soft washed with a proper cleaning solution that kills the organism at the root — the streaks disappear and stay gone far longer than they would after a pressure-only wash.
Can you remove mold and mildew from my driveway and patio?
Yes — mold, mildew, and algae are the most common things we remove from concrete and pavers in this climate. The combination of warmth, humidity, and frequent rain means organic growth establishes itself quickly on shaded concrete, north-facing patios, and any surface that stays damp. We treat the growth with a cleaning solution to kill it at the source, then use surface cleaning equipment to lift the dead growth and the dirt with it. That two-step approach is why the results last far longer than a pressure-only rinse, which removes the visible top layer but leaves the organism alive to return within weeks.
How often should concrete be pressure washed in Florida?
For most Northwest Florida homes, once a year is the right rhythm — usually in spring, before the pollen and summer growth season peak. Properties with heavy shade, mature trees, or north-facing concrete often benefit from twice a year, because those surfaces stay damp longer and grow algae faster. Homes near the water, where salt and humidity accelerate everything, are in the same category. If you have a pool deck or pavers that get regular use, an annual cleaning keeps them from developing the slippery film that becomes a genuine safety issue for kids and older adults. We can also put you on a recurring exterior schedule so it's handled automatically.
